About Adv. Vikram Jagtap – Property Lawyer in Pune

I am Advocate Vikram Jagtap, a property lawyer based in Pune with over 20 years of legal experience, 17 years of independent conveyancing practice in Pune’s real estate market, and 3 years prior to that working in Legal Process Outsourcing (LPO), where I handled US contract law, contract review, and legal drafting for international clients.

That LPO background is what makes my approach different. Long before AI tools and cross-border transactions became common in Indian legal practice, I was trained to read contracts with precision, spot risk, and draft with clarity — skills I have applied to every property matter in Pune since.

What I Do

My practice is focused exclusively on property law and conveyancing in Pune, Maharashtra. I handle the complete legal lifecycle of a property transaction from the first title search to the final registered document.

Services I provide:

  • Sale Deed drafting, review, and registration
  • Agreement for Sale drafting, review, and registration
  • Gift Deed drafting and registration
  • Power of Attorney drafting and registration
  • Leave and Licence Agreement drafting and registration
  • Property search and title report
  • Builder agreement review and RERA compliance guidance
  • Will drafting and registration

All of the above services are available to NRI clients as well. I regularly assist Non-Resident Indians in buying, selling, gifting, and managing property in Pune, including POA-based transactions, TDS compliance guidance, and coordination with Sub-Registrar offices on their behalf.

How I Work

Every matter is handled by an associate with specific experience in that area, such as sale and purchase consultation, registration assistance, property search and title reports, and so on. Work is not assigned randomly; it goes to the person best suited for it.

Before any work leaves my office, I review it personally. That careful review on every deliverable is my quality checkpoint, a second pair of eyes that catches what a first pass might miss and ensures that what reaches you meets the standard I would apply to my own matter.

You get the efficiency of a team and the accountability of a single point of responsibility.

My Core Approach

Most property disputes in Pune do not start with bad intentions. They start with a document that was not checked carefully enough, a title that was assumed to be clear, or a clause that nobody questioned at the time of signing.

My job is to ask the questions before the problem appears, not after. If I find a risk in your title, I will tell you plainly, even if it is not what you want to hear. If a transaction has a problem that cannot be easily fixed, I will say so before you sign, not after. Every transaction I handle goes through careful title investigation, document scrutiny, and registration follow-through. You will always know where things stand and why.

A Note on Technology

I actively use technology to work more efficiently for my clients, including AI-assisted research tools, digital document management, and online portals like GRAS, MahaRERA, and IGR Maharashtra. This means faster turnaround, fewer errors, and better-informed advice.
